Fence or deck in Anchorage

A deck permit in Anchorage starts with a surveyor, not a sketch. The Municipality's Building Safety Division says a permit is required for any deck more than 30 inches above finished grade, whether it's attached to the house or not. The plot plan has to be an as-built drawing sealed by a professional land surveyor registered in Alaska, showing your home, the new deck to scale, and its distance from every lot line.

The rest of the checklist reads like a build for hard winters. You name the footing type: pipe piles, helical piles or concrete. Any wood exposed to weather must be pressure-preservative treated or naturally durable, and fasteners in treated wood or outside must be hot-dipped galvanized or stainless steel. The plans show joist uplift clips, a lateral tie-back to the house, and flashing where the deck meets the wall.

If your footings are concrete and the weather is turning, the city's cold-weather guideline applies. Concrete can't be placed on frozen ground or against ice or snow, and frozen material in a trench has to be removed or heated first.

Fences are lighter. Under Anchorage Municipal Code 23.10.104.2.1, a light-frame fence up to eight feet tall doesn't need a building permit.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the material and size, but a local pro who walks the yard will always be more precise. Use our number as the range to expect before you start calling around.
How is a fence priced versus a deck?
Fences are usually priced by the foot and decks by the square foot. We’ll ask one quick question to tell which you’re after, then size it from your photo and your answers.
Which materials can you estimate?
Wood, vinyl, chain-link and metal for fences; pressure-treated wood and composite for decks. Material is the single biggest price swing, so it’s worth picking the one you want.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A wide shot of where the fence or deck will go — or of the old one you’re replacing — works best.
