Fence or deck in Lancaster

Around Lancaster, a fence or deck permit can come with a stormwater form attached. Manheim Township, north of the city, has required a stormwater exemption application with every zoning permit submission since January 12, 2026. The form has you add up the hard surface on your lot. If your house was there before December 14, 1998, you start with a 1,000-square-foot credit, minus any hard surface added since. A patio poured beside a new deck counts against it.

The township is particular about the drawing, too. Your site plan has to be to scale and show every existing building and hard surface. It can be drawn by hand, but Google Earth and other aerial photos aren't accepted.

In the city itself, just over half of homes are attached, and more than half were standing by 1939.

Next door in Lancaster Township, one base application is used for decks, fences, patios and other accessory structures. Zoning approval is needed for nearly any outside work. And if the job adds, removes or changes impervious surface, a separate stormwater application goes in with it.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the material and size, but a local pro who walks the yard will always be more precise. Use our number as the range to expect before you start calling around.
How is a fence priced versus a deck?
Fences are usually priced by the foot and decks by the square foot. We’ll ask one quick question to tell which you’re after, then size it from your photo and your answers.
Which materials can you estimate?
Wood, vinyl, chain-link and metal for fences; pressure-treated wood and composite for decks. Material is the single biggest price swing, so it’s worth picking the one you want.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A wide shot of where the fence or deck will go — or of the old one you’re replacing — works best.
