Stucco repair in Colorado Springs
In Colorado Springs, one office runs the permit counter for most of the Pikes Peak region. The Pikes Peak Regional Building Department issues permits for the city, Fountain, Manitou Springs, Monument and the unincorporated county, plus Woodland Park in Teller County. Its list of projects that need a permit includes exterior siding and stucco.
It licenses contractors, too, under its own regional building code. The Building Contractor D specialty license covers a single trade, and the code names stucco among those trades, along with roofing, siding and masonry. After hail, the department reminds owners that stucco replacement needs a permit, the same as a new roof.
Fire is the other thing this office knows well. In 2012 the Waldo Canyon fire burned through the Mountain Shadows subdivision. It covered more than 18,000 acres and affected about 380 to 400 properties. A year later the Black Forest fire affected about 500 more, and Regional Building inspected each address. After both fires it handed owners plans of their properties and permit answers on the spot.
That last part is worth knowing. If you're trying to learn how an older stucco wall was built, ask whether the department has plans on file for your address.
