Fence or deck in Ann Arbor

Before you plan a fence in Ann Arbor, check whether your lot is in the floodplain. The city's fence guidelines say that in some cases fencing isn't allowed there at all. Any fence proposed in a floodplain needs a floodplain review and a zoning compliance permit, and it may need a permit from the state's environmental agency too. The city's Parcel Viewer map shows floodplain and historic district status when you click on your parcel.

The city issues fence permits, and there's no minimum setback, so a fence can go right up to the property line as long as all of it sits on your land. The city can't locate your lines for you; if you can't find the concrete or metal markers at the corners, a licensed surveyor can. Opacity limits are part of the height rules, and the city measures opacity head-on, straight at the fence.

In a historic district, an application to the Historic District Commission goes in with or ahead of the fence permit, and taking out a historic fence that could be repaired is on the not-appropriate list.

The general rules changed recently. An ordinance adopted on January 6, 2025, reorganized the fence standards, restricted electrified fences and sharp points in residential districts, and raised the maximum opacity allowed in residential side yards.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the material and size, but a local pro who walks the yard will always be more precise. Use our number as the range to expect before you start calling around.
How is a fence priced versus a deck?
Fences are usually priced by the foot and decks by the square foot. We’ll ask one quick question to tell which you’re after, then size it from your photo and your answers.
Which materials can you estimate?
Wood, vinyl, chain-link and metal for fences; pressure-treated wood and composite for decks. Material is the single biggest price swing, so it’s worth picking the one you want.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A wide shot of where the fence or deck will go — or of the old one you’re replacing — works best.
