Pressure washing in New Orleans

The exterior maintenance checklist that the Historic District Landmarks Commission wrote for older New Orleans houses has a line for asbestos shingle siding, right beside wood siding. For cracked, worn or missing shingles, it says to replace them with non-asbestos shingles that match. It also says great care should be taken with broken asbestos products.

For mold, algae or mildew on wood siding and trim, the same checklist says to clean and treat the surface to hold back new growth. It says not to use high-pressure water, since that could cause more significant problems. And the guide's property checklist suggests trimming tree limbs to 5 feet from the house, because their shade can lead to moss, mold and algae.

Brick piers, chain walls and masonry houses get firmer rules in the HDLC's districts. Its masonry guidelines don't permit cleaning with power washing, harsh chemicals, metal brushes or grinders. They call for water pressure generally no more than 100 psi, and repointing open mortar joints before any water cleaning.

Even the water is on its list. The commission wants it clean, without excess salts, acids or minerals, and without traces of iron or copper that can stain masonry.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo gives us a good read on the surface and how dirty it is, but a pro who sees the whole property will always be more precise. Use our number as the range to expect before you start calling around.
How is pressure washing priced?
Mostly by the square footage and the surface — a concrete driveway is cheaper per foot than siding or a wood deck, which need a gentler soft-wash. Heavy algae, mildew, or oil stains add to it because they take detergent and a second pass.
Will pressure washing damage my siding or deck?
It can if it’s done at full pressure on the wrong surface — that’s why good pros soft-wash siding and wood. Our ballpark factors in the gentler method for delicate surfaces.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
One shot showing the full surface you want cleaned — the whole driveway or the side of the house — gives the best read on the size and how dirty it is.
