Stucco repair in Philadelphia

The Philadelphia suburbs went through a stucco scare in the 2010s. Owners of newer stucco homes across southeastern Pennsylvania were finding rot and mold behind walls that looked fine. Stories came out of Doylestown, West Chester, Chester Springs, Glen Mills and Garnet Valley. In 2016 the state Attorney General sued one builder, saying its stucco, weather barriers and flashing ignored codes and the makers' instructions. Another big builder said it had stopped using stucco in the region.

In many of those homes the stucco itself wasn't the culprit: the walls had no space behind the finish for water to drain out, so it stayed trapped. If you're buying, get a probe test, and use a different firm to test than to repair.

In the city the houses are older: 41% were built before 1940. If yours is on the Philadelphia Register of Historic Places, the Historical Commission has to approve exterior work, though its staff can often sign off on the permit without a full hearing.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the type and size of the damage, but a local pro who walks the wall will always be more precise. Use our number as the range to expect before you start calling around.
What does stucco repair usually cost?
Small patch jobs often land in the low hundreds. Cracks across a whole wall, or water damage behind the stucco, can run into the thousands. Your photo and ZIP help us narrow it to a range that fits your area.
Do I need to know the square footage?
No. Take your best guess if you can, but if you’re not sure, just skip it — we’ll estimate the size from your photo and your answers.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A clear shot of the damaged area in daylight, plus one from a few steps back so we can see how big it is. More photos help.
