Window replacement in Wilmington

On the North Carolina coast, the word for your window job matters as much as the window. In a 2012 interpretation of the state residential code, the Office of State Fire Marshal said windborne debris protection is required for windows, doors and glazing in the exterior walls of coastal dwellings.

For an existing house, it drew the line at the frame. Swapping just a pane, or just a sash, counts as maintenance. It doesn't add a protection requirement, unless the old window already had protection. Taking out the window but keeping its frame is an alteration. Taking it out frame and all is a renovation. In both of those cases the replacement must meet current code, windborne debris protection included.

The same interpretation covers additions. A new sunroom or bedroom has to meet current code on its own, but the rest of the house can stay as it is, provided it complied with the code in force when it went up.

Wilmington's housing splits almost down the middle: just under half dates from 2000 on, and the rest is older. So new sashes in an older house and a full tear-out in a newer one can land on opposite sides of that line. Before work starts, ask your installer which of the three your job is: maintenance, alteration or renovation.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo shows us the window type and material, but a local pro who measures each opening will always be more precise. Use our number as the range to expect before you start calling around.
How is window replacement priced?
Mostly by the window — the number of windows times a per-window price for the material and size. Tell us how many you’re replacing and we’ll do the math.
What if I only photograph one window?
That’s fine for the per-window price, but we can’t count your whole house from one photo. Pop in how many windows you want done and the ballpark gets a lot tighter.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A clear shot of a typical window — inside or out — plus a note on how many you’re replacing.
