Fence or deck in Lexington

Lexington's fence permit kicks in at just 24 inches. Any fence or wall that tall above grade needs a permit from the Division of Building Inspection, and it has to meet the zoning ordinance's height and location limits. The application asks for a site plan with your lot dimensions, easements and the distance from your house to each property line. Your recorded plat or mortgage survey usually has all of that. A retaining wall 48 inches or taller also needs an engineer's certification.

Decks get a full review. Any deck attached to the house needs a building permit. So does a freestanding deck that's 200 square feet or larger, serves the main exit door, or stands 30 inches or more off the ground. You submit a framing plan and a cross section with footing details, and footings have to reach at least 24 inches below finished grade. The division warns that deck plans printed at home centers are seldom good enough for review.

If your property sits in an H-1 historic overlay or an ND-1 overlay, other approvals may apply. The division also doesn't enforce deed restrictions, so those are yours to track.

One more tip from the city: if you might enclose the deck someday, say so on the plans. A porch needs different footings and setbacks, and a deck approved as a deck is assumed to stay one.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the material and size, but a local pro who walks the yard will always be more precise. Use our number as the range to expect before you start calling around.
How is a fence priced versus a deck?
Fences are usually priced by the foot and decks by the square foot. We’ll ask one quick question to tell which you’re after, then size it from your photo and your answers.
Which materials can you estimate?
Wood, vinyl, chain-link and metal for fences; pressure-treated wood and composite for decks. Material is the single biggest price swing, so it’s worth picking the one you want.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A wide shot of where the fence or deck will go — or of the old one you’re replacing — works best.
