Pressure washing in Bakersfield

Bakersfield's property maintenance code reaches the outside of your house. Section 8.27.010 says an owner can't keep a building exterior, wall, fence, driveway, sidewalk or walkway in such disrepair that it's unsafe, or so defaced that it substantially detracts from the look of the immediate neighborhood.

Where the grime goes once you wash it off is in the code too. Chapter 8.35 makes it unlawful to let rubbish, litter, petroleum products, pesticides, herbicides or hazardous materials into the stormwater system. The chapter's definition of rubbish takes in leaves, yard clippings and dirt, other than natural soil left in place. The oil you lift off a stained driveway counts as a petroleum product.

Plain hose water has a chapter of its own. Chapter 12.28 bars letting hose water run across a sidewalk, street or alley in a way that damages it or blocks people using it, or letting it run onto the street. It also says using a reasonable amount of water to clean a sidewalk is not unlawful.

If your job runs past one day, pull the hose off the sidewalk at night: leaving one across it between 9 p.m. and 6 a.m. breaks the same chapter.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo gives us a good read on the surface and how dirty it is, but a pro who sees the whole property will always be more precise. Use our number as the range to expect before you start calling around.
How is pressure washing priced?
Mostly by the square footage and the surface — a concrete driveway is cheaper per foot than siding or a wood deck, which need a gentler soft-wash. Heavy algae, mildew, or oil stains add to it because they take detergent and a second pass.
Will pressure washing damage my siding or deck?
It can if it’s done at full pressure on the wrong surface — that’s why good pros soft-wash siding and wood. Our ballpark factors in the gentler method for delicate surfaces.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
One shot showing the full surface you want cleaned — the whole driveway or the side of the house — gives the best read on the size and how dirty it is.
