Pressure washing in Tampa

Those dark streaks running down a Tampa shingle roof are usually algae, not dirt. The Asphalt Roofing Manufacturers Association says this kind of stain is most widespread in the Gulf States, and it names Gloeocapsa magma as the likely main culprit. Its advice is blunt: don't put a power washer, a brush or a broom on the roof, because high-pressure washing is likely to damage asphalt shingles. The cleaning it describes is a bleach-and-water solution left on for 15 to 20 minutes and rinsed off. It also warns the result is only temporary, and the streaks may come back.

Water supply sets its own limits on washing here. In April 2026, during a drought, the Southwest Florida Water Management District put Hillsborough, Pinellas, Pasco and eight other counties under a Modified Phase III water shortage. In October 2026 its restrictions page says the order is extended through March 31, 2027, and that annual pressure washing for looks is not allowed. The City of Tampa still allows washing before painting or sealing. It also allows necessary maintenance on driveways and sidewalks, including clearing mold or mildew that can't come off by mechanical means.

That order also takes the pressure off homeowners in deed-restricted neighborhoods. Tampa's rules say meeting an HOA's look-good standard doesn't count as necessary maintenance, and no HOA can enforce a rule that makes you use more water.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo gives us a good read on the surface and how dirty it is, but a pro who sees the whole property will always be more precise. Use our number as the range to expect before you start calling around.
How is pressure washing priced?
Mostly by the square footage and the surface — a concrete driveway is cheaper per foot than siding or a wood deck, which need a gentler soft-wash. Heavy algae, mildew, or oil stains add to it because they take detergent and a second pass.
Will pressure washing damage my siding or deck?
It can if it’s done at full pressure on the wrong surface — that’s why good pros soft-wash siding and wood. Our ballpark factors in the gentler method for delicate surfaces.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
One shot showing the full surface you want cleaned — the whole driveway or the side of the house — gives the best read on the size and how dirty it is.
