Stucco repair in Los Angeles
Los Angeles stucco has been through real shaking. After the 1994 Northridge earthquake, federal engineers studied HUD-backed apartment buildings across the region and kept seeing the same marks. Exterior stucco cracked at the corners of doors and windows and along joints. On wood-framed buildings, horizontal cracks opened where the flexible wood wall met the stiffer concrete foundation.
Those are the first places to look on your own walls. If your house rode out Northridge, check whether those spots were ever properly repaired or just painted over. A thirty-year-old crack under fresh paint can still let winter storms soak the building paper behind it.
When the job is a whole wall, plan on a permit. In Long Beach, for example, re-stucco is on the city's express permit list, so it needs no plans. The bulletin still calls for two layers of Grade D building paper under a coat at least 7/8 inch thick. The express route isn't open in the Coastal Zone or in a historic district, so a beach-close bungalow or a house in a preservation area takes a slower path.
