Garage door in Los Angeles

The wildfire maps around Los Angeles were redrawn in 2025. On March 24 that year, the State Fire Marshal issued new recommended Fire Hazard Severity Zone maps for the county. The release says these maps are usually updated about every ten years, and that a new zone may change the building rules for the parcels inside it. A home in a high or very high zone may be subject to Chapter 7A, the state's wildfire building chapter.

That chapter takes in your garage. The University of California's fire network says Chapter 7A treats a garage door as an exterior door. It should be noncombustible or ignition-resistant, or solid wood built to set thicknesses.

The worry is embers. The same guide says garages are often poorly sealed, have several vents, and hold a lot of things that burn. A roll-up door that's badly adjusted leaves a gap at the bottom, and a gap at the top can be too big for weatherstripping to close. Glass in the upper panels can break in the heat and let flames reach the door and the eave above it. Its fixes are weatherstripping, a roll-up mechanism tuned to close tight, fire-resistant vents, and fire-rated glass or solid panels where the windows were.

A house that sat outside the old lines may not stay there. In April 2025, the LAFD said it expected the new maps to reach more parcels inside the city, and it was still fitting the state's lines to city streets and property lines.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. Your garage door shows up clearly in a photo — its size, material, and condition — but a pro who checks the springs and opener in person will always be more precise. Use our number as the range to expect before you start calling around.
What changes the price of a garage door?
First, whether you’re repairing or replacing — a spring or opener fix costs far less than a new door. For a replacement, the size (single vs double), the material (steel is cheapest, wood the priciest), and whether you add a new opener are the big factors.
Can you tell if my spring is broken from a photo?
Not reliably — a broken spring or a failing opener usually doesn’t show in a photo of a closed door. We’ll give you a repair range, but the exact part is best confirmed in person.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A straight-on shot of the whole garage door from the driveway, plus a close-up of any damage like a dented panel, gives us the best read.
