Stucco repair in Tucson

Some Tucson stucco is wrapped around mud. In the Fort Lowell historic zone, the city's design guidelines say unstabilized, sun-dried adobe is the most common historic way to build. Burnt adobe and stuccoed frame or block houses are common there too.

That changes what a repair should be. The same guidelines say adobe wants a traditional lime or mud plaster with little or no portland cement. Plaster like that swells and shrinks the way adobe does, and it lets moisture escape to the outside. Modern cement stucco moves differently and can trap moisture inside the wall. The guidelines call it not appropriate on adobe, warn that it can cause deterioration, and highly encourage talking to an adobe specialist before anyone repairs or replaces the finish.

The city's review boards apply that thinking house by house. In October 2024, an owner on South Main Avenue in the Barrio Historico zone came to the advisory board to re-stucco a contributing house with adobe walls. The board recommended approval with conditions. One was integral-color plaster, chosen for its effect on adobe. The minutes also say Dryvit synthetic stucco is not recommended.

So a crack in an old Tucson wall isn't always a cement job. On adobe, the wrong patch can do more harm than the crack.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the type and size of the damage, but a local pro who walks the wall will always be more precise. Use our number as the range to expect before you start calling around.
What does stucco repair usually cost?
Small patch jobs often land in the low hundreds. Cracks across a whole wall, or water damage behind the stucco, can run into the thousands. Your photo and ZIP help us narrow it to a range that fits your area.
Do I need to know the square footage?
No. Take your best guess if you can, but if you’re not sure, just skip it — we’ll estimate the size from your photo and your answers.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A clear shot of the damaged area in daylight, plus one from a few steps back so we can see how big it is. More photos help.
