Window replacement in San Jose

Ask three installers around San Jose about your windows and you may hear three words that sound alike but mean different jobs. Gilroy's building division, at the south end of the county, defines them. A retrofit window goes inside the existing frame, so the wall finish inside and out isn't touched. A replacement window comes out frame and all, which means removing part of the wall covering and then repairing the flashing and siding around it. A new window goes into a new opening with new framing. Swapping just the glass is a glazing repair, and Gilroy needs no permit for that.

On a stucco house, that wall covering is stucco, so a full-frame job comes with patching around every opening.

Gilroy's permit list asks for a floor plan that shows every new, replaced and retrofit window by type and size, with smoke detectors marked in bedrooms and halls. It also wants a note on the plan that the new windows meet the 2025 Energy Code's caps on heat loss and solar gain. San Jose, Santa Clara and Gilroy share one climate zone, Zone 4, so those caps don't change as you drive down the valley.

The housing here is mostly middle-aged. More than a third of the metro's houses were built in the 1960s and '70s.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo shows us the window type and material, but a local pro who measures each opening will always be more precise. Use our number as the range to expect before you start calling around.
How is window replacement priced?
Mostly by the window — the number of windows times a per-window price for the material and size. Tell us how many you’re replacing and we’ll do the math.
What if I only photograph one window?
That’s fine for the per-window price, but we can’t count your whole house from one photo. Pop in how many windows you want done and the ballpark gets a lot tighter.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A clear shot of a typical window — inside or out — plus a note on how many you’re replacing.
