Pressure washing in San Jose

San Jose files a pressure-washing crew under mobile businesses. The city's brochure for mobile cleaners, dated May 2012, names power washers right beside car detailers, carpet cleaners, steam cleaners and pet groomers. Its first step for all of them was to become a recognized mobile cleaner by taking an online surface-cleaning course from the Bay Area's stormwater agencies association. The brochure also warns that "biodegradable" soap isn't harmless. It can still hurt fish if it gets into a storm drain.

Your water company can set limits of its own. San Jose Water serves parts of San Jose, and the water shortage plan it filed with the state's utilities commission in 2021 works in stages. At Stage 3, using drinking water to wash a building, sidewalk, driveway or patio is out, except to protect public health and safety. The plan applies only in times of mandatory conservation, after the commission approves it.

If you live under a homeowners association, the state has your back in a drought. California Civil Code Section 4736 voids any HOA rule that requires you to pressure wash your home's exterior and an exclusive-use common area attached to it during a drought emergency declared by the state or a local government.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo gives us a good read on the surface and how dirty it is, but a pro who sees the whole property will always be more precise. Use our number as the range to expect before you start calling around.
How is pressure washing priced?
Mostly by the square footage and the surface — a concrete driveway is cheaper per foot than siding or a wood deck, which need a gentler soft-wash. Heavy algae, mildew, or oil stains add to it because they take detergent and a second pass.
Will pressure washing damage my siding or deck?
It can if it’s done at full pressure on the wrong surface — that’s why good pros soft-wash siding and wood. Our ballpark factors in the gentler method for delicate surfaces.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
One shot showing the full surface you want cleaned — the whole driveway or the side of the house — gives the best read on the size and how dirty it is.
