Garage door in Dallas-Fort Worth

Around Dallas-Fort Worth, the door from your garage into the house may follow a regional version of the code. The North Central Texas Council of Governments writes recommended amendments to the residential code for the cities in its region. Its 2024 set, approved in March 2025, keeps the core of the national rule. No door may open from the garage straight into a room used for sleeping. Any other door into the house needs a slab of solid wood, or of steel with a solid or honeycomb core, 1-3/8 inches thick or more. A 20-minute fire-rated door also qualifies.

Then it crosses out a line. The model code also says that door must latch on its own and have a self-closing or automatic closing device. The regional text deletes that sentence. Its stated reason is an absence of data linking self-closing devices to increased safety, and it adds that the devices often fail to close the door entirely.

How far the regional rule reaches is a city-by-city question. In the council's July 2024 survey, 27 of the 28 cities that answered said they use its regional code amendments, and a city can still edit them before it adopts them.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. Your garage door shows up clearly in a photo — its size, material, and condition — but a pro who checks the springs and opener in person will always be more precise. Use our number as the range to expect before you start calling around.
What changes the price of a garage door?
First, whether you’re repairing or replacing — a spring or opener fix costs far less than a new door. For a replacement, the size (single vs double), the material (steel is cheapest, wood the priciest), and whether you add a new opener are the big factors.
Can you tell if my spring is broken from a photo?
Not reliably — a broken spring or a failing opener usually doesn’t show in a photo of a closed door. We’ll give you a repair range, but the exact part is best confirmed in person.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A straight-on shot of the whole garage door from the driveway, plus a close-up of any damage like a dented panel, gives us the best read.
