Pressure washing in Austin

Around Austin, cedar pollen shows up with the cold weather. The Texas A&M Forest Service says most trees pollinate in spring, but cedars are triggered by colder weather. In Texas their favorite time to release pollen is right after a cold front, when the air dries out and the wind picks up. A Forest Service biologist says every pollen cone on a juniper can open at once, and it looks like the trees are on fire.

Whatever you wash off, the city has rules for the rinse water. Under Article 5 of Chapter 6-5 of the Austin City Code, water from power washing can't go into the storm sewer if it contains pollutants or cleaning compounds and hasn't been treated first. Soapy water has to be caught.

The sanitary sewer can take it under certain conditions: the water has to be collected and hauled to a private fixed-site facility that's tied into the city's sewer system and holds an Austin Water discharge permit. The toilet or the sewer cleanout at your house is off limits for that water, unless Austin Water has permitted your site and it has a properly sized sand and oil interceptor.

The junipers in your own yard are a separate question. Cedar fever is worst west of I-35, the Forest Service says, where junipers grow mixed in with oaks. Even so, it advises against taking out the cedars on your property. Only the male trees release pollen, and it can blow for miles.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo gives us a good read on the surface and how dirty it is, but a pro who sees the whole property will always be more precise. Use our number as the range to expect before you start calling around.
How is pressure washing priced?
Mostly by the square footage and the surface — a concrete driveway is cheaper per foot than siding or a wood deck, which need a gentler soft-wash. Heavy algae, mildew, or oil stains add to it because they take detergent and a second pass.
Will pressure washing damage my siding or deck?
It can if it’s done at full pressure on the wrong surface — that’s why good pros soft-wash siding and wood. Our ballpark factors in the gentler method for delicate surfaces.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
One shot showing the full surface you want cleaned — the whole driveway or the side of the house — gives the best read on the size and how dirty it is.
