Exterior paint in Austin

Half the housing in the Austin metro was built in 2005 or later; that's the median year in the Census Bureau's 2024 survey. On many houses, the paint you're replacing may still be the builder's, so the real question is what it went on.

Across the South, new single-family houses finished in 2024 split mostly four ways by main wall material, per the Census Bureau's new-housing data: about a quarter brick, a quarter fiber cement, and a little over a fifth each stucco and vinyl. Wood was only 2 in 100. Fiber cement and stucco both take paint. Brick usually stays bare, which leaves the trim, soffits, gables and any siding on the back as the painter's work. Vinyl isn't usually painted at all.

What wears the paint out here is heat. Camp Mabry, the city's official weather station, records close to a month of 100-degree days, on average, every year. The sun breaks paint down into a chalky film, fades it, and opens up caulked joints. Those joints are where water gets behind fiber cement and trim, so fresh caulk belongs in any repaint here.

If your house has a lot of brick or stone on the front, the job may be smaller than the square footage of the house suggests.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. One photo rarely shows the whole house, so a local painter who walks the property will always be more precise. Use our number as the range to expect before you start calling around.
What changes the price of an exterior paint job?
Square footage is the biggest factor, then how much prep the old paint needs — bare wood or peeling paint takes far more work than a clean recoat. Trim, multiple stories, and a color change add to it too.
Do I need to measure my house?
A rough guess at the wall square footage helps a lot, but if you don’t know it, just skip the question and we’ll estimate from your photo.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A shot of the front of the house, plus any sides showing wear like peeling or bare spots, gives us the best read.
