Pressure washing in Baltimore

Baltimore's own code has a short list of things that can't go down a storm drain. It bars free-floating or emulsified oils that leave a film on the water, acids or alkalies strong enough to damage the drains, and any other pollutant that would hurt water quality. So the rinse from an oil-stained parking pad or an acid brick cleaner needs somewhere else to go.

Brick rowhouses get gentle handling in the city's historic districts. The design guidelines from CHAP, the preservation commission, call for a low-pressure spray of 100 to 400 psi and natural-bristle brushes, and they say to under-clean rather than over-clean. Water blasted above 400 psi is out, and sandblasting is never allowed. If your mortar joints are crumbling, CHAP wants them repointed before the wash, to limit how much water gets into the wall.

Stripping old paint is a different job. Maryland's rules for lead abatement work ban uncontained hydro-blasting, and they allow the contained kind only on exterior work. And CHAP's guidelines note that taking paint off a building requires a building permit in Baltimore City.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo gives us a good read on the surface and how dirty it is, but a pro who sees the whole property will always be more precise. Use our number as the range to expect before you start calling around.
How is pressure washing priced?
Mostly by the square footage and the surface — a concrete driveway is cheaper per foot than siding or a wood deck, which need a gentler soft-wash. Heavy algae, mildew, or oil stains add to it because they take detergent and a second pass.
Will pressure washing damage my siding or deck?
It can if it’s done at full pressure on the wrong surface — that’s why good pros soft-wash siding and wood. Our ballpark factors in the gentler method for delicate surfaces.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
One shot showing the full surface you want cleaned — the whole driveway or the side of the house — gives the best read on the size and how dirty it is.
