Stucco repair in Eugene
Oregon changed its wildfire building rules in 2025, and Eugene owners should know where the new line falls. Under Senate Bill 83, the state Building Codes Division made Section R327 of the residential code available for local adoption. Where a city or county that runs its own building department adopts it, new homes in the areas it chooses must have exterior walls of noncombustible or ignition-resistant material, or one of a few other approved assemblies.
The rule reaches new buildings only. The division says replacing the roofing or siding on an existing house is not subject to it, and a home lost to fire can be rebuilt exactly as it stood. A newly built detached ADU is covered. An ADU added onto your house is not. So patching or re-coating the stucco you already have stays under the ordinary code.
Rain is the everyday test. At the Eugene airport, records since 1938 average about 45 inches of precipitation a year, with more than 7 inches in each of November, December and January and less than half an inch in July.
Plenty of homes here are middle-aged. The 1970s were the metro's biggest building decade, Census estimates show, with nearly one in five of today's homes.
