Stucco repair in Salt Lake City
A Salt Lake City winter is hard on stucco in a way the calendar doesn't show. The mountains around the Salt Lake Valley form a basin that traps cold air under a lid of warmer air. Utah's Division of Air Quality counts five to six multi-day inversions in a typical winter. While one sits over the valley, the air near your walls stays cold for days.
That's a poor time for fresh stucco. The federal Building America stucco guide says to work within the maker's temperature range and not to let the material freeze. Water already in a crack does freeze, then thaws, and the crack grows a little each round. Utah's clear nights cool fast, too, which gives the state wide daily temperature ranges.
The ground can move here, too. In March 2020 a magnitude 5.7 earthquake centered under Magna, about 10 miles west of downtown, damaged buildings and homes. The Utah Geological Survey expects the Wasatch fault zone to produce a quake around magnitude 7.0 someday. After any shaking, walk around the house and take photos of new cracks, especially the diagonal ones at window and door corners.
Schedule repairs between late spring and early fall, well clear of inversion season.
