Stucco repair in Washington

Stucco has deep roots around Washington. St. John's Church in the District was stuccoed right after it was finished in 1816. Across the river, Arlington House is brick under a stucco skin that was once painted to look like Sienna marble.

If your rowhouse sits in a DC historic district, even a small stucco patch needs a building permit. The DC Construction Code counts stucco repair on historic property as minor work, but it still goes through permitting, and the Historic Preservation Office may ask for a test sample first. HPO is blunt about one shortcut: parging over a finished brick front to hide tired mortar is not an appropriate repair. It also warns that hard portland cement mortars can crack and spall the soft brick on older buildings.

Out in the suburbs, the stucco story is newer. A 1997 state study found synthetic stucco (EIFS) failures in Northern Virginia, where water got in around windows and doors and sat against the sheathing with nowhere to drain.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the type and size of the damage, but a local pro who walks the wall will always be more precise. Use our number as the range to expect before you start calling around.
What does stucco repair usually cost?
Small patch jobs often land in the low hundreds. Cracks across a whole wall, or water damage behind the stucco, can run into the thousands. Your photo and ZIP help us narrow it to a range that fits your area.
Do I need to know the square footage?
No. Take your best guess if you can, but if you’re not sure, just skip it — we’ll estimate the size from your photo and your answers.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A clear shot of the damaged area in daylight, plus one from a few steps back so we can see how big it is. More photos help.
