Fence or deck in Wichita

A Wichita deck spends a lot of its life in the heat. The airport averages 65 days a year at 90°F or hotter. Sun like that dries wood boards until they check and split, fades stain fast, and makes dark composite too hot for bare feet in July.

The local code adds two more things to plan for. The Wichita-Sedgwick County Unified Building and Trade Code rates termite risk here as moderate to severe and weathering as severe. It sets the frost line at 24 inches, so that's the depth your deck footings have to clear.

The same code, run by the Metropolitan Area Building and Construction Department, is easy on fences. A wood, vinyl or chain-link fence up to 8 feet tall needs no building permit. A concrete or masonry fence needs one once it passes 4 feet, measured from the bottom of the footing. A deck no more than 30 inches off the ground, with no roof over it and no basement under it, skips the permit too.

Bigger decks can be built to the City of Wichita's standard for wood-framed decks. One that falls outside that standard needs a design from a Kansas-licensed architect or engineer. An attached deck has to be firmly anchored to the house; toenails, or nails that can pull out, don't count. If the inspector can't confirm that connection, the deck has to stand on its own.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the material and size, but a local pro who walks the yard will always be more precise. Use our number as the range to expect before you start calling around.
How is a fence priced versus a deck?
Fences are usually priced by the foot and decks by the square foot. We’ll ask one quick question to tell which you’re after, then size it from your photo and your answers.
Which materials can you estimate?
Wood, vinyl, chain-link and metal for fences; pressure-treated wood and composite for decks. Material is the single biggest price swing, so it’s worth picking the one you want.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A wide shot of where the fence or deck will go — or of the old one you’re replacing — works best.
