Stucco repair in Asheville

Asheville has a whole village finished in pebbledash, a stucco with small stones thrown into the wet coat. In Biltmore Village, the cottages Richard Sharp Smith designed for George Vanderbilt around 1900 are one-and-a-half to two-story pebbledash houses with steep roofs and brick foundations. A trade pamphlet of the day called them frame and brick, roughcast. Richard Morris Hunt's railway station, estate office and parish house in the village wear pebbledash too.

Biltmore Village is one of the city's local historic districts, with Montford, St. Dunstan's and Albemarle Park, so exterior work there goes through a Certificate of Appropriateness.

In September 2024, Helene put the village under water. NASA reports that the Swannanoa River at Biltmore crested at 26.1 feet, beating its old record by more than 6 feet.

Water that rose that high could soak the lath and framing behind the pebbledash, not just its face. Before anyone puts a fresh coat over a wall that flooded, give it time to dry all the way through, and have someone check the framing behind it. Sealing a wet wall under new stucco traps the water in. On a house with brick under the pebbledash, ask a mason to look at the brick too.

Questions homeowners ask

How accurate is a photo estimate?
It’s a ballpark, not a quote. A photo tells us a lot about the type and size of the damage, but a local pro who walks the wall will always be more precise. Use our number as the range to expect before you start calling around.
What does stucco repair usually cost?
Small patch jobs often land in the low hundreds. Cracks across a whole wall, or water damage behind the stucco, can run into the thousands. Your photo and ZIP help us narrow it to a range that fits your area.
Do I need to know the square footage?
No. Take your best guess if you can, but if you’re not sure, just skip it — we’ll estimate the size from your photo and your answers.
Is this really free?
Yes. No signup, no credit card, no spam. We only make money if you choose to connect with a local pro — and that’s up to you.
What photo works best?
A clear shot of the damaged area in daylight, plus one from a few steps back so we can see how big it is. More photos help.
