Stucco repair in Providence
Providence sits in one of the oldest housing markets in the country. A 2025 state resolution, citing a Rhode Island Foundation report, says Rhode Island has the third-oldest housing stock in the US and the highest share of pre-1940 homes in New England. If your house is stucco, chances are the wall is old.
Check your district before you start. The city has nine local historic districts with about 2,635 properties. In them, the Providence Historic District Commission reviews even ordinary repairs if they change how the outside looks, and you need its certificate, or a letter saying the work is exempt, before a building permit is issued. Staff reviews that don't need a public meeting usually take less than a week. A new paint color is exempt.
The bay brings the weather in. In the 1938 hurricane, downtown went under a storm tide of nearly 20 feet, and the city clocked gusts to 125 mph. Storms don't have to be that big to push rain into a cracked wall. Once water gets behind stucco, it rots wood lath and rusts metal lath, out of sight.
